A Home That Fits Your Life … with Decisions Thought Through Before Construction

Building a villa or chalet is a journey filled with decisions, and many of them cannot be reversed once construction begins. We help you settle these decisions early, with a design that balances your family’s needs, your budget and authority requirements.

What Concerns the Client

What Concerns Clients in This Sector?

For most owners, the concern is not simply how the home looks, but whether every decision — from space planning to budget and permitting — is aligned before construction begins.

Will the Design Really Suit the Way Our Family Lives?

The number of rooms is not the real question. It is how the family moves through the house: the men’s majlis and its entrance, family spaces, bedroom privacy, and the connection to outdoor spaces in Riyadh’s climate.

Is the Budget Realistic, or Will It Grow During Construction?

A design whose cost has not been considered can turn into a series of site changes, and every change on site costs more than changing it on paper.

Who Coordinates the Disciplines?

When architectural, structural and MEP work is handled separately, clashes appear on site — in ceiling heights, HVAC routing, or an opening no one accounted for.

What About Permits?

Municipality requirements, setbacks and building ratios should be considered before the design, not afterwards. Otherwise, drawings may need to be revised and construction delayed.

Our Role

Riwaq’s Role

Design That Starts With the Family’s Needs

We start with a session to understand how your family will live before drawing a single line. Then we develop the layout.

Architectural & Structural Design

Systems Planned, Not Added Later

Electrical, HVAC and plumbing systems are considered alongside the design, not afterwards.

MEP Design

Disciplines Coordinated Before Construction

Clash detection through the model instead of discovering issues during construction.

Building Information Modelling (BIM)

Balady Permits & Requirements

We consider requirements early, prepare the submissions and follow them through to approval.

Engineering Approvals & Permits

Construction Follow-up

Periodic site visits to ensure what is being built matches what was approved.

Project Management & Construction Supervision

The Outcome

What Changes

A Clearer Scope and Budget

Early decisions help you understand what is included in the project and what still needs to be settled.

Fewer Changes During Construction

Better coordination between disciplines before reaching site.

A Home Closer to Your Way of Life

A design built around your family’s actual needs, not a repeated standard layout.

Our Work

Projects in This Sector

Our work includes a residential villa compound in Riyadh, designed in a contemporary architectural language with spaces arranged to support the transition between indoors and out in response to the Kingdom’s climate and way of life, along with a number of private villas.

FAQs

What People Ask Most Often

How long does the design stage take?

It varies depending on the project’s size, complexity and how quickly the owner approves each stage. We define a written timeline as part of the scope of work before starting, not afterwards.

Do you handle obtaining the building permit?

Yes. We consider municipality requirements before design, prepare the submissions, follow them up and address comments through to approval.

We have drawings from another consultancy — can you review them?

Yes. An independent review before construction is one of the most valuable steps for an owner, as it can uncover clashes while they are still on paper.

Do you supervise construction, or only provide design?

Both services are available, separately or together. Supervision is provided through periodic site visits or a resident engineer, depending on the nature and duration of the project.

Does the work include interior design?

Yes, as an additional scope agreed upon separately. Its advantage is that the interior design is developed from the same drawings, helping prevent clashes between what was designed and what is implemented internally.

When is it best to contact you?

Before buying the land, if possible. The land dimensions, setbacks and building ratios determine what can actually be built and may even affect the purchase decision itself.
