A Facility Ready for Operation … Not a Building to Be Operated Later
In an industrial project, the building’s form is the result of operational decisions, not the reason behind them. We start with the production line, movement, safety and future expansion, then shape the building around them.
What Concerns the Client
What Concerns Clients in This Sector?
A factory is not measured by the quality of its façade, but by how many units it produces each day and how much it costs to operate. Both are shaped by the design.
Is the Production Flow Logical Within the Building?
From receiving to processing, packaging and storage, any unplanned intersection in the flow becomes a daily operating cost that never goes away.
Was Expansion Planned From the Start, or Will It Be Added Later?
Expansion that was not planned means demolition and production downtime. Expansion that was planned means extending the facility at the right time.
Does the Design Accommodate MODON and Civil Defence Requirements?
Building ratio, setbacks, emergency exits, firefighting systems and truck routes — these are considered early, or the entire package may need to be revised.
Can Maintenance Be Carried Out Without Stopping Production?
Access to equipment, service rooms and system routes is decided during design — and paid for during operation.

Our Role
Riwaq’s Role
Site Planning & Production Flow
Positioning the building masses, entrances, truck routes and loading areas before fixing any façade.
Fire & Life Safety
Systems integrated into the building in line with the Saudi Building Code and Civil Defence requirements.
Design Within MODON Limits
MODON requirements are considered before design, not after, ensuring no allowable area is left unutilised.
Discipline Coordination & Construction Follow-up
Clash detection before reaching site, followed by construction supervision.
The Outcome
What Changes
A Building That Serves the Production Line
The design follows operations, not the other way around.
Full Use of the Land
Within the permitted regulatory limit, not below it.
Expansion Without Demolition
Because it was considered from day one.
Our Work
Projects in This Sector
We designed the Naqi Water Factory in Sudair Industrial City, Zalal Water Factories, and a swimming pools and equipment factory in the Second Industrial City in Riyadh.
FAQs
What People Ask Most Often
What is the permitted building ratio in industrial cities?
MODON regulations allow construction of up to 60% of the land area. Some designs may fall below the permitted limit without a regulatory reason, leaving area unused that could otherwise be invested in or allocated for future expansion.
Do you design only within industrial cities?
We work both within MODON industrial cities and outside them. The difference lies in the approving authority and its requirements, not in our approach.
Do you handle fire and life safety design, or do we need another consultancy?
Fire and life safety design is part of our work and is delivered within the same team, helping prevent the common clashes between building design and firefighting systems.
When should we speak with you — before or after buying the land?
Before, if possible. The land dimensions, building ratios, setbacks and truck routes determine what can actually be built, and an early assessment may even influence the purchase decision itself.
Do you follow up on construction on site?
Yes, through periodic site visits or a resident engineer, depending on the project’s duration and nature.
