What We Can Do for Your Project
Architectural & Structural Design
The foundation for the disciplines that follow. We start with how the project will actually be used — a family’s way of life, a production line, or a commercial activity — then develop the layout, massing and structural system. The result balances what you want with what the site, authority requirements and construction budget allow.
MEP Design
Electrical, mechanical, HVAC, plumbing and treatment systems. Planned alongside the design, not after it — because systems added later force the building to accommodate them, leading to dropped ceilings, poorly located service rooms, or recurring operating costs after handover.
Fire & Life Safety
Fire alarm and firefighting systems, and means of egress designed in line with the Saudi Building Code and Civil Defence requirements, integrated into the building from the initial layout. Delivering them within the same team helps prevent the common clashes between building design and safety systems — clashes that often surface at the approval stage rather than before it.
Building Information Modelling (BIM)
A single model bringing the disciplines together, so clashes appear on screen instead of on site: a pipe passing through a beam, a duct lowering a ceiling, or an opening no one accounted for. Useful on any project, and particularly valuable for systems-intensive projects such as factories, hospitals and towers.
Project Management & Construction Supervision
Site-based follow-up to ensure what is built matches what was approved, through two models: periodic visits at defined work stages, or a resident engineer/team on site. The choice is not determined by price alone, but by the nature of the project, construction risks and the pace of decisions required.
Engineering Approvals & Permits
We consider authority requirements early and integrate them into the design, then prepare and follow up on submissions and address comments through to approval. We work with Baladi, MODON, Civil Defence, municipalities and other relevant authorities, depending on the project’s location and activity.

What People Ask Most Often
Can I request just one service?
Yes. Many of our clients start with an independent review or by addressing an authority comment, and the scope may or may not expand from there. The scope is defined in writing for each engagement.
Do you review designs prepared by another consultancy?
Yes. It is one of our most requested services. An independent review can uncover issues that the original team may have overlooked, and correcting them on paper is less costly than correcting them on site.
Does the permits service include obtaining the permits, or just preparing the documents?
It includes preparing and submitting the applications, following them up, and addressing authority comments through to approval — not simply preparing the files and handing them back to you.
What is the difference between periodic visits and a resident engineer?
Periodic visits suit clear, well-organised projects where follow-up at defined stages and key points is sufficient. A resident engineer is better suited to complex or fast-moving projects that require decisions and on-site follow-up on an almost daily basis.
Do you work outside Riyadh?
Yes, across all regions of the Kingdom. Different regions mean different approving authorities and requirements, which we consider at the start of every project.
