What is the permitted building ratio in industrial cities?

MODON regulations allow construction of up to 60% of the land area. Some designs may fall below the permitted limit without a regulatory reason, leaving area unused that could otherwise be invested in or allocated for future expansion.

Do you design only within industrial cities?

We work both within MODON industrial cities and outside them. The difference lies in the approving authority and its requirements, not in our approach.

Do you handle fire and life safety design, or do we need another consultancy?

Fire and life safety design is part of our work and is delivered within the same team, helping prevent the common clashes between building design and firefighting systems.

When should we speak with you — before or after buying the land?

Before, if possible. The land dimensions, building ratios, setbacks and truck routes determine what can actually be built, and an early assessment may even influence the purchase decision itself.

Do you follow up on construction on site?

Yes, through periodic site visits or a resident engineer, depending on the project’s duration and nature.
